Fake ad claims U.S. giving homeowners about $3,700 in stimulus relief

While certain protections like mortgage forbearance have largely run out at this stage of the game, there’s still some aid available for property owners thanks to the Homeowner Assistance Fund. That fund has a good $10 billion available to pay to homeowners who are behind on their mortgages and other housing-related expenses.

As was the case with rental assistance funds, money from the Homeowner Assistance Fund will be given out at the state level. But eligible recipients will be in line for anywhere from $15,000 to $80,000. That money can cover expenses including:

  • Mortgage payments
  • Certain home repairs

How To Request Mortgage Relief

Dont rely solely on the knowledge of the agent to whom you speak. Do some research of your own online. Youll find some links to help you find programs that may be tailored to suit your mortgage needs. Do not rely on the information from your loan servicer, its best to directly contact your mortgage company to get the best results.

How Does Fha Cash

3 Ways Your Stimulus Check can Help You Become a Homeowner

A Federal Housing Administration loan is a mortgage that is insured by the Federal Housing Administration. This loan is a great option for those who may not be approved for a conventional loan, as it has less restrictive qualification requirements. Your current mortgage does not have to be an FHA loan in order to qualify for an FHA cash-out refinance.

The way that a cash-out refinance works is that you get a new FHA mortgage that exceeds the amount owed on your current mortgage, then you use that loan to pay off your existing loan.

The difference between your mortgage balance and current home value is the cash out. You can refinance as much as 80% of your homes value in order to cash out your equity.

Integrating Other Loss Mitigation Expertise

The State of New York is incorporating a special case management team of attorneys with deep subject matter expertise in loss mitigation into its program. This team supports applicants through the loss mitigation process, especially helping to identify situations in which loss mitigation may be advanced by using HAF funds to pay off arrears or reduce the principal of the existing mortgage.

Fmerr: The Freddie Mac Enhanced Relief Refinance

Editors Note: Freddie Mac has paused its FMERR program effective August 31, 2021. The agency cited extremely low volume as a reason for pausing the program. We recommend that you check with a lender to learn whether youre refinance eligible. You may have more home equity than you realize thanks to rapidly rising home values across most of the nation.

FMERR which stands for the Freddie Mac Enhanced Relief Refinance is Freddies version of a high-LTV program.

You can check Freddies loan lookup tool to see whether the agency owns your loan.

Requirements to qualify for an Enhanced Relief Refinance include:

  • Your loan-to-value ratio is at 97.01 percent or higher for a single-family, primary residence
  • Your loan was originated on or after November 1, 2018
  • Youve had the loan for at least 15 months
  • You have no late mortgage payments in the last 6 months, and no more than 1 in the last year

The FMERR program can be used for existing fixed-rate mortgages and adjustable-rate mortgages.

And, FMERR is not limited to single-family homes or primary residences. Homeowners with 2-,3-, and 4-unit homes, as well as second homes and investment properties, can qualify as long as they meet other eligibility requirements.

A mortgage lender can tell you whether you qualify for this refinance option. You do not have to refinance with your current lender.

Take Advantage Of Historically Low Interest Rates With Refinance Relief Programs

These new programs are important because mortgage rates have plunged in the last 18 months. The 30-year-fixed mortgage rate hit its lowest level ever in early January 2021, bottoming out at 2.65%.

Even as of October 2021, 30-year fixed-rate mortgage rates hovered just below or slightly above 3%.

Homeowners with home values that were too low relative to their mortgage balances were barred from taking advantage of these historically low interest rates and from the substantial monthly savings that came with them.

Thats where HIRO and FMERR come in. Both programs allowed homeowners to refinance their Fannie or Freddie mortgages, even if their homes were underwater, or higher than their homes market value. Though these relief programs are currently paused, many homeowners are finding they can still refinance to a lower payment thanks to rising equity and low interest rates.

What Is A Heloc

Home equity lines of credit are a revolving source of funds that you can access as you choose. HELOCs usually feature variable interest rates, depending on the lender.

HELOCs have two phases: the draw period and the repayment period. The draw period is usually 10 years. This is when you can access your available funds as you choose, and as little or as much as you may need. During this time, youll most likely only be required to make small, interest-only payments against what you borrow.

If you dont ask for an extension after the draw period, then you will enter the repayment period. Once in repayment, you can no longer access additional funds, and you must make payments to the principle, plus interest. The length of the repayment period varies, but most lenders have a 20-year repayment period. Depending on your lender, you may be offered different types of repayment options.

Why Refinance Second Mortgages

There are a number of reasons to refinance a second mortgage. Many times, they may be different than the reason used to refinance the first time.

Some borrowers may refinance for lower interest rates, especially if those rates are significantly lower than when they took out of their second mortgage, or if their financial situation has improved. This is a common step taken by people with improved credit scores.

The types of second mortgages people may want to refinance for lower interest rates include:

  • Piggyback Loan: This is a home equity loan or line of credit that is made at the same time as your main mortgage. It allows borrowers with low down-payment savings to acquire loans for more funds to lower their loan-to-value ratio and to qualify for a mortgage without paying private mortgage insurance .
  • Home equity line of credit : This is essentially a revolving source of funds that you can access as you choose. HELOCs usually include a withdrawal period, where you can access as little or as much of your available funds as you want, followed by a repayment period that requires you to pay back the principal, plus interest.
  • Home equity loan: This is a loan in which you use your home equity as collateral. It comes as a lump sum of cash.

Stimulus Checks: Which States Are Sending Tax Rebates To Residents

California, for one, is disbursing up to $1,050 in “inflation relief” payments to eligible taxpayers.

As inflation continues to soar and motorists feel the pinch at the pump, states across the country are looking for ways to ease the economic hit. Some have paused the state gas tax, but others are taking another route to put money back in people’s pockets and are digging into revenue surpluses from 2021 to give back some of what residents have paid in.

California, most notably, will soon send “inflation relief” checks of up to $1,050 to about 23 million residents, thanks to a budget compromise reached by Gov. Gavin Newsom and state lawmakers on Sunday that includes a $17 billion relief package.

Other states have launched or are considering similar disbursals.

Since the start of the coronavirus pandemic, the federal government has issued three rounds of stimulus checks: Eligible Americans received up to $1,200 starting in April 2020, up to $600 beginning in December 20201 and up to $1,400 starting in March 2021.

Fha Va And Usda Loans: Take Advantage Of Low Interest Rates For Govvernment

If you have a government-backed loan an FHA, VA or USDA loan you wont be able to take advantage of the HIRO or FMERR programs.

Still, theres another great refinance option available, to enable homeowners to reduce their mortgage interest rate even if their homes market value is low compared to their mortgage balance.

If your mortgage is backed by the Federal Housing Administration, the Department of Veterans Affairs or the United States Department of Agriculture, you have refinancing options, even if your mortgage is underwater.

FHA, VA and USDA loan programs all offer Streamline Refinance options, which are quick and affordable refinance loans with reduced eligibility requirements. These Streamline Refinance programs require little paperwork and take less time and money than a conventional refinance.

Streamline Refinancing For Fha Va And Usda Loans

$2 million in emergency mortgage relief still available for homeowners

Popular mortgage relief programs since 2009 have only been available to homeowners with conventional mortgages backed by Fannie Mae or Freddie Mac.

But what if your loan is government-backed?

Homeowners with federally-backed FHA, VA, and USDA mortgages have access to different mortgage programs than those with conventional loans.

Namely, they can use a Streamline Refinance.

The Streamline Refinance is a special mortgage refi program for people with government-backed loans.

Its similar to a mortgage relief refinance, because you can use a Streamline Refi even if your home is underwater or has very little equity.

And a Streamline Refinance has other benefits, too.

  • Theres less paperwork because you dont have to re-verify your income or employment or get the home appraised
  • Government-backed loans typically have below-market mortgage interest rates
  • Closing costs are typically cheaper

Homeowners can qualify for an FHA Streamline if theyve made at least three consecutive on-time payments on their existing FHA loan.

Even if you make your three consecutive payments while in forbearance, you may qualify for FHA Streamline refinancing. The Department of Housing and Urban Development , which oversees the Federal Housing Administration, is one of the more lenient housing agencies.

For a VA Streamline Refinance , the rules are more lenient.

The statute establishes a minimum allocation of $50 million for each state, the District of Columbia, and Puerto Rico.

Gov Edwards Announces Mortgage Relief Program For Homeowners Impacted By Covid

Gov. John Bel Edwards is announcing the launch of the Louisiana Homeowner Assistance Fund, a federally funded relief program for homeowners financially impacted by COVID-19 who are behind on their mortgages and at risk of foreclosure. The program is funded through the American Rescue Plan Act, which provides $10 billion in federal relief for vulnerable homeowners. Louisiana is set to receive $146.7 million in funding to provide up to $25,000 per eligible homeowner.

The program is available statewide to homeowners experiencing financial hardship after Jan. 21, 2020, and earning less than 150 percent of the area median income or 100 percent of the national median income, whichever is greater, based on U.S. Department of Housing and Urban Development income data. The Louisiana Office of Community Development is administering the program.

We know that many Louisiana homeowners are struggling financially from the pandemic and, in many cases, have fallen behind on their mortgages and are facing foreclosure, Gov. Edwards said. This program provides an avenue for resources and assistance that has not been available before, and this is an important step to help ensure that low- and moderate-income homeowners and their families are able to stay in their homes. I encourage everyone who may be eligible to apply.

Eligible homeowners include those who meet the following criteria:

– Own and occupy a home in Louisiana as their primary residence

– Meet income qualifications

Eligibility For An Fha Loan

To qualify for a loan from the federal housing administration, you need to have an attractive credit score. This will make you eligible for getting a loan with an FHA-approved lender. Additionally, the cost of the home you would like to insure, and its location must be within the loan limit stipulated by the FHA in that location.

As long as you comply with these requirements, you can apply for an FHA loan. The loan is useful for homeowners and is the best form of stimulus for anyone that wants to purchase a new home.
